buying a house

I am looking to buy a house,however I already put an offer in 3 houses and the deal fell thru, I do not trust my agent negociations skills. I had meet one of the owners of a house I am interest (as you recomended) and He contact me direcly to negociate. My agent knew that I really want this house but did not make it happended,instead he was showing me more houses, I put again an offer in one of the houses and did not get the house.

Am I commited to buy thru my agent the house that I want? I do not have any contract with him. Can I deal myself with the owner? Please advice!

Negotiating for Sellers

Negotiating should never be abusive. Good Negotiating is fair to all parties. A seller's hardship can be helped by a good negotiator. This is why it is important to hire a Real Estate Area Expert. A sellers hardship should not become surrounding neighbors problem. If the negotiations go below Fair Market Value it affects the neighborhood's value in their homes. It lowers the comparable sales. The appraisers just report surrounding home sale facts not abusive negotiating with emotional clauses for lowered values. Professional Full Time Realtors are our only hope in any of this.

Moving to a college town? Be Aware! We just moved out after 15 years in a small university town. The university began focusing on growth and our town of 20,000 became dominated by the 9000 students. Sexual assaults and property crimes grew to exceed the national average and our small town police department simply couldn't keep up.

In addition, the increasing student numbers meant an increased demand for student rental housing. Investors bought homes in single family neighborhoods and converted them to student housing. Those neighborhoods used to be pleasant but parties, noise, crude and unruly behavior and even vomit on the sidewalks, force families to leave.

Many retirement articles recommend moving to college towns - do so with your eyes wide open.

It is definitely a buyer's market right now

This article has put forward some very interesting tips. Unforturnately, I have already bought a house, when I came upon this article.

From my own personal, recent experience, it is definitely a buyer's market out there right now. Gone are those days when sellers can act arrogantly and ignore seller's demands !

My first offer was accepted right away, and I got a 30K reduction on the asking price, with the condition to accept the house as-is. Even though the house needs some good repairs, it is way below that 30K reduction. I believe I have made a good deal.

Negotiating for sellers

I love articles and information on negotiation and enjoyed this. However it seems to me that buyers already have an advantage in this market. Perhaps an article about negotiating tips from the sellers point of view might be appropriate.

For example #2 doing your homework is just as improtant for sellers. Sellers should visit and know owht homes for sale - their competition, and know what advantages their property has over that competition.

Is it the right price for the property? Perhaps this is the question that keeps on creeping in people's mind ever since they make up their mind to buy or sell a property. It is quite necessary to spot the right price for making a successful real estate transaction but it is some how difficult . Neither any rule of thumb nor a scientific technique is there to help!
