Real Estate Bargaining: an Expert Opinion

Not the renters fault

I've owned rentals in the past. A roof with five layers, foundation problems, caved in ceilings, rotten eaves are not the fault of the tenants. The ugly paint might be.

negotiation game

There is an auction down the street of a real estate broker owned house this weekend. It was listed for $150,000.00 on realtor.com and the photos were great so I went to see this 5 bedroom Victorian. A total disappointment to see the damages done by renters and shabby repairs. The house is like that classic car that had some rust and ended up a bondo bucket. You can push your fingers through most of the siding and bases of the pillars on the porch. The roof has five plus layers and the eves are rotted. The fondation in the rear is broken and that whole section of the house is falling away." Inside;" the plaster of holes in the walls and caved in ceilings was bubbling and cracked with plaster repairs. Everything was painted with high hiding white, with paint on window glass and hardwood floors. No original woodwork left and trim has 1/8 inch gaps along edges. Water damage evedence from the overweight roof was everywhere and the mildew and mold smells did not mix well with the Renuzit Super Odor Killer found in every room. This is a real estate brokers owned house listed for $150,000.00 being auctioned off this weekend in Mena Arkansas. One more thing I neglected to mention is that this real estate broker is also the auctioneer. The negotiation price they thought they could get?
