really finding a rate

Just go here to find the REAL wholesale rate. You should have recommended this. This is the only site that gives the home buyer or refinancer the broker wholesale (par) rates, thru an electronic pre-qualifying process like the lenders do. Also, getting "approved" in a half hour is a fairy tale and is misleading. You can get a PRE-qualification, but there is no such thing as getting qualified in 30 minutes for almost EVERY transaction. You need title cleared, appraisals, etc. So, what you really get is just a note that you "might" qualify and the prospects are good, at this point."
