5 Tips for Selling a House in a Slow Market

House acquired

We recently acquired a home of a relative. It is a very nicely kept home. We want to place it on the market "as is" because we just do not have the funding to make any orretions. Such as, the only thing I see that really needs doing is new carpeting in one room and an inside paint job.

Please any suggestions.

I have also been selling my house, and it really depends at what price you bought it, if you bought it in the high price market you might have no option, but if you did not it might be best to keep it. Your house could be your best inflationary hedge you can have. Many people thing they just want to sell, but it could tourn arround that the best is to have property, specially if it is in a good secure place.

Trying to sell in a supposed good market in Austin, TX

I, too, am trying to sell in a cold market. The neighborhood is very nice and the schools are exemplary. What is up? Essentially, the only showings I have had have been from our multiple open houses. The house is beautiful, staged, and everyone who has seen it "LOVES IT"! But, no offers. My guess is the price is too high. I have it at about 120.00/sq foot. The house is just under 3100 square feet. 4-2-1/2-3 car garage. I understand that I am "under bathroomed". I agree. So, is the answer just "lower the price"? Any suggestions?

we are trying to sell a family estate in Qld australia its on the market for 350,000 it is in 3 part ownership, the property has been listed for 4 months with offers of 30 grand less, any ideas plz, it is a 10 acre cane farm property with a classic queenslander home

I want out of my house!!!!!

I currently live in a home that my father and I purchased when I was going to school for my undergrad. We thought it would be wise to invest in a property as opposed to throwing money out the window on a rental. Now, five years later, I am ready to get out! A combination of intrusive neighbors and bad memories are making my living situation unbearable. The roommates I have had in the past have definitely not done their part to keep the house up, and now there are several repairs that need to be made. I need to be able to make some profit off of the sale of the property. What do I need to be doing in order to get the sale process started? Can I sell my home in it's current condition? Do I need to get a home equity loan to make home improvements? Any advice on my situation would be greatly appreciated!!!

Advice

If you're serious about selling your home, cut your price till it sells. In the end, the market is the only valid determiner of the value of a property.

Real state agents

How much the realtors care about the sellers needs? The go for their profit. They should be more realistic in collecting their fees. There are times when the house will not be attractive to a buyer because the fees placed on top of the selling price may discourage the buyer. The answer: Be more sensitive to the seller, adjust your fees with the seller's needs. Such was the case with that poor old lady receiving pennys for the selling of her house.

house not selling

We have had our house on the marketsince August of 08, we have had NO one come through, it is now Jan. 09, what do we do?

Caught in Bubble...

We live in a NW suburb of Chicago and own a beautiful 4BR on a wooded lot across from the Fox River. . My husband has been transferred to California and starts a new job on Jan. 1st. We have had our home on the market for a little over two months with no activity at all in terms of showings. We believe our home is priced to the market as we have already taken the price down twice. We also think it is staged beautifully. We are wondering just how long we will have to wait until the house sells. As it looks right now, he may have to go to California with out myself and our two toddlers until the house sells while he stays with a coworker.

We are stuck!

Any advice?

Home Sales 11/08 Chicago's Western Suburbs

The Western Suburbs of Chicago, IL, were selling homes for incredibly high prices before the bubble burst - even when compared to other places in the U.S. What goes up, must come down...And further down, if outrageously high in the first place. But, what is a seller supposed to do now? We purchased our house at the high, and are willing to sell for $200,000 less than we have into the home. We plan to put the house up for sale in Jan. at a current market price; however, we still may not be able to sell. Homes in our price range are not moving. Our house has been completely renovated, shows very well, has broad appeal, and is always spotless. There is nothing left to do, but move right into the place. Unfortunately, we are still worried that it will sit on the market for a long time. Is it better to sit tight right now? We really do not want to do so.
