I have a feeling we will head back down toward 60%.

If we can only achieve the 69% rate at the height of a bubble---WHERE MOST NEW BUYERS LOSE MONEY BY GETTING IN FOR THE FIRST TIME (AS HAS JUST HAPPENED)---then perhaps we must admit that low 60s% is as high as we can and should try to go.
